Hire a "Good" Real Estate Agent. How? Ask the
agents you speak with to explain what they will do to sell your home. The
answers may surprise you. And remember, those agents you can't seem to
get in touch with or don't return your calls, will probably never speak
with those who call in regards to your home if they're your agent.

Have your home inspected before it hits the
market. Why? Because, it's better for you to find the problems with your
home and then either fix them or put them on your disclosure statement,
than the buyer (or his/her inspector) to find the problems.

Most people keep their home cleaner than its ever been when they have it
up for sale, but a big selling point for a lot of buyers is the first impression
the house gives and that's the outside impression. Keep your yard cut and
well trimmed while it's on the market. If you put your home on the market
during the spring, go ahead and plant some new flowers/small plants to
give that added something.

If your home can be accessed from two different directions, give directions
to your home for buyers from the direction that will give the best impression
of your home and neighborhood.

Lastly, be very upfront and honest about your home when buyers are asking
questions. This is not only the right thing to do, but it is also the best
approach in order to sell your home. If buyers feel your hiding something,
then they will be much more cautious about making an offer.
