- First, even before you find an agent to work with, go ahead and get pre approved for a loan. This way you will know exactly what price range of home you can look at. This will really save you and your agent a lot of time in the long run.
- Find a Real Estate Agent early on to represent you, before you begin to look at any homes. An agent does not cost you anything when you are buying a home, your agent will be paid for out of the seller agent's commission. Your agent will look after your best interest. Remember the seller's agent is working exclusively for the seller not for you "the buyer".
- Be sure to always get a property disclosure statement as soon as possible from the seller, when looking seriously at a home.
- Make sure your agent includes a "Home Inspection" clause in any offers you make. This clause should give you ample time to hire an inspector to evaluate the home. With this clause you will be protected if the inspector finds any major problems with the house.
- Hire a Home Inspector as soon as possible after your offer is accepted. In Atlanta, home inspections range from $150.00 to $400.00, even at the upper range price it is really a small amount to pay when you consider the large amount of money your investing.
